NAFEP Launches Cost Segregation Study Service for Commercial Property Owners

The National Association of Financial and Estate Planning has officially released its latest offering known as the Cost Segregation Study (CSS). This new service was developed to compliment NAFEP's other tax advantaged services that are used by property owners. The Cost Segregation Study provides improvements in a properties depreciation rates thereby reducing taxes and improving cash flow on a commercial property..
A Cost Segregation Study (CSS) is a financial and engineering-based analysis of all capital expenditures associated with a property. The objective is to properly separate and classify capital expenditures using the shortest life possible based upon IRS specifications and current case law. The study uses IRS prescribed engineering based methods to quantify and value assets and place them into their proper asset category. The end result is a reclassification of assets that allows for accelerated depreciation and improved cash flow on your property.
"The cost segregation study allows property owners to improve their cash flow through proper re-classification of the properties depreciable assets. 30%-40% of a properties assets may be miscoded and thereby resulting in the overpayment of taxes.
